Buying and Selling Homes:
Most real estate transactions of this nature use a Sales Contract pre-approved by the Bar Association and Realtors Association. The duties of both the buyer and seller are specifically stated. In addition, remedies are clearly stated if one party should default. We assist our clients in selling or buying homes helping them avoid costly mistakes. Title companies handle the computation of expenses on a Form called HUD-1 and issue title insurance for the buyer. Usually these transactions go pretty smoothly, especially in established neighborhoods. When problems arise, we can help. Some of those problems include defects found during home inspections, easement and roadway disputes, zoning, liens and title defects, default by either party, financing or other contingencies, broker commissions and tenants that will not leave the premises. We have assisted in countless transactions and can help you with your purchase or sale.
Buying and Selling Undeveloped Land:
We have been involved in transactions of all types and size including the purchase and sale of farm land for subdivision or large apartment complex development, sales of entire neighborhoods for redevelopment, selling and buying large tracts for personal and business development. These transactions do not use the pre-approved Sales Contract described above and involve more financial risk for our clients. These transactions should be handled by a lawyer with experience to reduce the risk of investment and resolve the many issues and problems that typically arise.
